Dwan/KE Flood January 7, 2014 bldg#143



Frozen Sprinkler Head


Dan Lockren Summary:


This evening we had a water event in Dwan/KE at approx 6:30pm, a frozen sprinkler head let loose in mechanical core space on third floor, the UMPD, Fire, FM, DEHS and EM secured the area FM isolated the fire pumps and fire sprinkler system and HS custodial staff began clean up. Damage to floors three, two, one, and basement mechanical space. Jerry Busse second shift supervisor called Holle Ketz the District Plumber to assist Mavo is on site with dryers, fans, etc... they are in the process of removing floor base, land care was called to help clean the ice and water.  My initial assessment is the damaged was contained to 4-5 rooms per floor. 
Please notify all interested parties that we will have meeting tomorrow morning Wednesday at 9:00 am in KE/Dwan room 114 to give an overnight report and to identify immediate staff and space needs.

DWAN/KE Flood, began at 6:30pm 

Water ran for approximately 45 mins prior to shutoff.  

Frozen sprinkler head in mechanical intake space broke on 3rd floor. Flooding was contained primarily to the intake vent by the KE loading dock. Mavo and FM are on site and most water was cleaned up by 9pm. Damage to walls was minimal, though carpet may need to be removed. Approximately 4-5 offices on the Southwest side on floors 3 through the basement were affected.

The outside air shaft (S-1 & S-2) in the mechanical room was completely flooded and iced out from the waters running down from above. This will need to be drained out and allowed to thaw out. One air handler was hit pretty hard with many inches of standing water and that is starting to freeze.  The outside loading dock pad is covered in ice and we've called in parking through BSAC to remove and salt.


BSAC was contacted for bobcats and brushes and salt for flooding/icing at loading dock on KE were the flood waters poured out and iced over the loading dock and sidewalk areas. Landcare will treat the area tonight and tomorrow as well.

The building materials were evaluated and nothing contains asbestos.  

The sprinkler head that broke was across from office 340. 

Electrician has evaluated the fire system, fire panels, electrical panels, and there are no elevators affected by this flooding. There will be a fire impairment in place until tomorrow morning at 9am for fire detectors due to them being wet. 

There will be a meeting tomorrow 1/8/2014 at 9am in room 114 to meet with staff affected by the flooding.
