Borlaug Hall water event January 9, 2014 Bldg. #429

Summary of events provided by Nicholas Greco - DEM - Additional info Neil Carlson DEHS

Tim Conlon from FM called me direct at approx. 6:59pm to notify me of a water leak. We had just finished talking about the Heller Hall leak.
 
Nick from DEM sent notification at 7:02pm and arrived on site at 7:36pm

Pat Martin from DEHS AHERPS was notified after that and contacted Neil Carlson - DEHs at 7:56 am
After talking with Nick, he agreed to come in.  Neil picked up IR camera and moisture meter from DEHS Boynton.

Pat Martin arrived shortly after 9 pm.

There was a water leak in Room 210 at Bourlag Hall. The water leak stems from a failed radiant heat pipe on an exterior wall with southern exposure.   The walls were cold in the room in the low 40's.  There was evidence of past water infiltration above the windows and on the window ledge.

The leak was from an approx. 3/4" line lasting approx. 45-60 minutes. Pipe fitters were able to control the leak and cap the line. An estimated 1000 gallons flowed from room 210 to 212 and 207 leaking down to a high voltage room, mechanical room, hallway and loading dock area on the 1st level.

 
Damage was minimal on the 1st floor and the high voltage room was cleared OK by a high voltage electrician.
 
The space in room 210 had a hard floor.  Rooms 209, 212 and 212 and had water damage to the carpet.  The storage cabinets in 212 will need to be moved to dry the carpet.  Contents of the cabinet were not affected. 
 
FM crews brought in dehumidifiers and blower fans to expedite the drying process.
 
Neil Carlson was on site evaluating the walls and carpet for moisture content and the need for mitigation. There is potential that some sheet rock and carpeting may need to be removed.  Pat Martin assisted in marking the water damaged sheetrock walls for removal.
 
Asbestos was contacted by David Paulu DEHS AHERPS for evaluation. - After onsite DEHS assessment Massoud from Asbestos was told by Neil Carlson DEHS that their did not appear to be asbestos issues on 2nd floor and that an Friday am assessment would be fine.  Massoud was an hour out from campus and agreed to come in Friday am. 
 
Tim Conlon was on site and did a nice job coordinating the gross water clean up and resources to mitigate the problem.

Greg Williams, FM,  contacted Neil Carlson DEHS after 10:30 pm as he had just been notified of the leak.  Greg will be coordinating the response Friday am.
